1. Regulations

1.1. Regulations of ComfortSuite.it, with headquarters in Via Bogino 18 Turin, is intended to allow the enjoyment of the structure in equal, regulated and peaceful terms. It assumes contractual value between the parties when the Guest's request to stay in one of the accommodation units is accepted by the Management, resulting in full acceptance of the Regulation itself.

1.2. Management's provisions may also be indicated on signs and / or indicated on the notice board or in any case located in the area of ​​the structure and require their full respect.

1.3. In addition to the consequences provided by the civil code, violation of the Regulations and further provisions of the Management implies the removal of the subject from the structure within 5 hours from the dispute of the facts and any criminal and / or administrative complaints depending on the case in which it occurred. Any violation of the rules of this regulation, and in any case to the good civil life and the good performance of the stay, implies that the Management, with a judgment contractually assigned in an irrevocable way, can order the immediate termination of the contract law, being also entitled to retain the sums already paid and demand the remaining sums, also by way of compensation for the damage, except for the right to compensation for the greater damage ascertained.

2. Bookings and cancellation penalties

2.1 Reservations can be made in one of the following ways: online on the website www.comfortsuite.it; by calling the phone number +39 347 4266464; via email on info@comfortsuite.it; They are to be considered binding, upon prior verification of availability, only if confirmed by the property in writing, after payment of the amount due with reference to the entire booked period.

2.2 Payments will be charged at 100% of the amount of the stay at the time of booking, even if the guest does not arrive, unless otherwise agreed with the Management.

2.3 Some distinctions must be made for credit card payments:
- No charge will be made if the cancellation is made within 72 hours before the arrival date (local time of the structure);
- For cancellations made after this deadline but within 48 before the arrival date (local time of the structure) the charge is 50% of the total cost of the stay.
- For cancellations made after the 48-hour deadline but within 24 hours of the arrival date (local time of the structure) the charge is 70% of the total cost of the stay.

3. Apartments check-in and check-out

3.1. Check-in is set to be agreed in advance with the management. In the event of unforeseen events or delays, the guest is asked to immediately communicate by telephone in order to allow them to be received again without any mistake. If this communication does not take place, the Management can apply the additional costs of the activities that have become necessary.

3.2. Upon arrival at the property, guests must provide their original documents and fill in the form for the P.S. as well as sign these regulations.

3.3. To check-out, the keys of the accommodation must be delivered at the reception, allowing you to check the actual status of the accommodation and what is eventually allowed in use. The departure time to be respected is before 11.00. In case of delay there is the additional cost of € for each additional hour of stay. The deadline is from 16.00, the overcoming of which implies the obligation to pay the total cost of accommodation for the entire night regardless of the actual departure time.

4. Costs and deposits

4.1. Prices are valid only in writing and for the indicated period. For justifiable reasons, the host structure has the right to vary the costs.

4.2. Prices of the apartments are those published at the reception. They prevail over those resulting from the website and involve an adjustment upon departure.

4.3. Booking process includes indication of the rates. The prices indicated at the time of booking include VAT (or equivalent tax) at the rate applied at the time.

5. Services

5.1. The Apartments dispose
- a large entrance / living room with table, chairs, "kitchenette" or "equipped kitchen" equipped with refrigerator, stove, sink, dishes, cutlery and various accessories.
- one bedroom, according to the type requested, complete with furniture, linen, bathrobe, towels, courtesies, rugs, hangers and curtains.
- Free Wi-Fi connection.

5.2. The change of linen is guaranteed every two days and always at the first check-in.

5.3. The cleaning of the accommodation is the responsibility of the Management and is carried out every day for about 30 minutes, between 10.00 and 12.00.

5.4. All basic services (water, electricity, gas, hot and cold air conditioning) are normally always included in the price paid for the stay, unless special agreements are made.

5.5. Any extra services are to be requested and paid separately.

5.6. Each accommodation can have only one covered parking space, to be confirmed by the Management at the time of booking based on availability. The parking lot is unattended and therefore the Management is relieved of any responsibility. Any damage created by the car to the structure, including the parking space flooring, entails compensation for the entire damage and restoration of the status quo upon presentation of an invoice from the host body or other external company in charge of the restoration.

6. Responsibility

6.1. The Management can never be held responsible for damage resulting from events of force majeure and the nature of the thing, such as weather, natural disasters, epidemics, diseases.

6.2. The Management is not responsible for the shortage of objects and / or values ​​of guests left in the accommodation or facility, keeping the guest full ownership and responsibility.

7. Behavioral rules and prohibitions

7.1. It is strictly forbidden to:
- smoke inside the accommodation
- introduce animals into the apartments or structure
- organize parties
- carry out noisy activities or in some way potentially disturbing other Guests.
- make changes to the furnishings and systems with which the accommodation is equipped, of which the structure is not liable in any way.

7.2. In general, there is a prohibition on keeping inside the apartment behaviors that are contrary to the tranquility of the other guests, the hygiene rules, the decorum and safety of the structure.

7.3. The management of the apartment must be particularly careful. Specifically, attention must be paid to: closing the taps in the sanitary water appliances, turning off the lights and electrical equipment when leaving the accommodation, correct use of electrical outlets, correct use of the electric plates of the kitchen, avoiding wetting the same plates with water, use the extractor hood and / or extractor when cooking food, correctly use the local service extractor. The guest must immediately report any anomalies to the structure in order to restore them correctly.

8. Privacy

8.1. The Guest acknowledges and accepts the existence of the Electronic Register for the functioning of the Internet service (hereinafter the Log), compiled and kept by the structure or by third parties.

8.2. Content of the Logs has the character of absolute confidentiality and can be exhibited only and exclusively upon request of the competent authorities. In execution of Law 196/2003, the Guest declares to have received specific information and gives consent to the processing of their personal data, directly or through third parties, as well as to comply with the obligations provided for by the Law, by a regulation or by the Regulations. Community and in particular to execute all contractual obligations, also for the following purposes related to the services covered by these Regulations and their possible additions / evolutions:
a) Develop studies and market statistical research;
b) send advertising / information material;
c) perform sales or placement network activities;
d) send commercial information and / or make interactive commercial communications.

9. Final rules

9.1. The Management reserves the right to modify these Regulations at any time, which will be displayed in the Reception, to guarantee the proper use of the structure for everyone.

9.2. Although not expressly specified therein, reference is made to the "Framework Law on Tourism", L.R. September 11, 1989 n. 45, title V.

9.3. For any controversy, the place of jurisdiction shall be Turin.
